Construction Assemblies in the LEVA Project

Detailed BIM model as the basis for accurate budgeting
At LEVA, we model all building constructions in high detail. Every element, from structural components to final surface finishes, is precisely defined in the 3D model and reflected in the bill of quantities. This allows us to calculate the complete construction budget with high accuracy already at the design stage.

Generically defined layers
Each construction consists of layers that are kept in a generic form within the system. Every layer is defined by:

  • type of construction or material (e.g., insulation, concrete, plaster),
  • dimensions and thickness,
  • logical connections to other building elements.

This approach creates a universal model that works across all projects while giving users the flexibility to adapt details to their needs.

User-defined specifications
Users can define the exact implementation of each layer – for example, selecting a specific type of insulation, brick manufacturer, or the precise thickness of panels. These choices directly determine the price of the layer and therefore the cost of the entire building assembly.

Automatic link to budgeting
Once a layer is specified, it is instantly reflected in the budget. This enables:

  • precise cost calculations at the early planning stage,
  • comparison of different construction and material variants,
  • tracking how individual decisions affect the overall project budget.

Benefits for users

  • Transparency – every user sees what the construction is made of and how much each layer costs.
  • Flexibility – freedom to define custom solutions without being limited to pre-set products.
  • Efficiency – fast budget generation even for complex projects.

The future of digital construction assemblies
Our goal is to connect user-defined layers with real product databases, material prices, and labor times. This will further improve accuracy and enable planning not only of costs but also of the complete construction schedule.
