🏢 Layout Overview
Four-story residential building with a modular layout and two floor plan options. Layout 1 offers more compact studio apartments per floor, while Layout 2 provides larger units with separate rooms.
🛋️ Living and Social Space
Both studios and larger units feature an open living area with kitchen and dining space, oriented towards a balcony or loggia. Larger apartments allow separation between the living zone and bedrooms.
🛏️ Private Rooms
In smaller studios, the sleeping area is integrated into the main living space. Larger layouts include separate bedrooms or an extra room for children, guests, or a home office.
🛁 Bathrooms
Each unit has a bathroom with full amenities. In larger units, a separate toilet or additional storage can be added.
🚪 Entry and Circulation
Clear entry areas lead directly into the living space. Shared hallways on each floor ensure convenient access to all units.
🌿 Outdoor Potential
Every apartment includes a balcony or loggia, extending the living space outdoors and connecting the interior with the surroundings.
A1 / A2 – BASIC (BRICK)
Classic construction variant with solid brick walls, a ceiling available in multiple options, and a wooden roof structure. This traditional method offers excellent thermal mass, durability, and proven long-term performance. Variants A1 and A2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.
C1 / C2 – CLT (CROSS-LAMINATED TIMBER)
Modern construction using cross-laminated timber panels for walls, floors, and roofs, with some structural parts possibly made of concrete (prefabricated or monolithic). CLT provides high structural strength, great insulation, and design flexibility. Variants C1 and C2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.
TECHNOLOGY (H VARIANTS)
All projects include options for mechanical, electrical, plumbing, HVAC, and solar systems, designed for different climate zones:
- H1 – extreme cold climates down to -25 °C
- H2 – colder climates down to -10 °C
- H3 – milder climates down to +5 °C
M – FURNITURE & EQUIPMENT
Covers interior furniture and equipment included in the project, enabling full visualization of the building with complete interiors.

LAYOUT 1
This floor plan represents Layout 1, designed to accommodate twelve studio apartments per floor.
Each studio offers a net floor area of 34 sq.m. / 366 sq.ft., featuring an open-plan living area with kitchen and an integrated sleeping space. The bathroom measures 5.7 sq.m. / 61 sq.ft. and is fully equipped for comfortable daily use.
A shared hallway ensures easy access to all units, with entrances positioned along both sides of the building.

Every apartment includes two balconies, extending the living space outdoors and enhancing natural light and ventilation.
