The Simia 585 residential building has three above-ground floors. It contains four three-bedroom apartments and two ground-floor studios, located next to four garages.
The studios have direct access to outdoor terraces.
The three-room apartments on the next floors share the same layout, which includes a living area with kitchen, children's room, bedroom, bathroom and hallway.
There is also the utility room located in the common area on the corridor between the apartments.This utility room can accommodate a heating system and an optional backup battery for solar panel energy
A1 / A2 – BASIC (BRICK)
Classic construction variant with solid brick walls, a ceiling available in multiple options, and a wooden roof structure. This traditional method offers excellent thermal mass, durability, and proven long-term performance. Variants A1 and A2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.
C1 / C2 – CLT (CROSS-LAMINATED TIMBER)
Modern construction using cross-laminated timber panels for walls, floors, and roofs, with some structural parts possibly made of concrete (prefabricated or monolithic). CLT provides high structural strength, great insulation, and design flexibility. Variants C1 and C2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.
TECHNOLOGY (H VARIANTS)
All projects include options for mechanical, electrical, plumbing, HVAC, and solar systems, designed for different climate zones:
- H1 – extreme cold climates down to -25 °C
- H2 – colder climates down to -10 °C
- H3 – milder climates down to +5 °C
