🏢 Layout Overview

Eight-story residential building with two technical floors at the base — one underground and one ground floor — housing parking spaces, small commercial units, technical facilities, and secure storage for bicycles, prams/strollers, and similar belongings, with direct internal access via elevator and staircase.

Above them are six residential floors: the first five feature a mix of Layout 1 and Layout 2 apartment configurations, and the sixth residential floor is the Penthouse Floor.

 Apartment sizes range from compact studio apartments of 32.6 m² (351 ft²) to spacious four-bedroom apartments of 166.0 m² (1,787 ft²) with private rooftop terraces.

🛋️ Living and Social Space

All apartments are designed with open-plan living areas integrating kitchen and dining spaces, oriented towards a balcony, loggia, or terrace. Compact units are ideal for singles or couples, while larger units and penthouses provide generous living rooms and dining areas for families.

Studio apartments feature integrated sleeping areas, while one- to four-bedroom units offer separate private rooms for children, guests, or a home office. Penthouse apartments include four spacious bedrooms with direct terrace access.

A1 / A2 – BASIC (BRICK)

Classic construction variant with solid brick walls, a ceiling available in multiple options, and a wooden roof structure. This traditional method offers excellent thermal mass, durability, and proven long-term performance. Variants A1 and A2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.

C1 / C2 – CLT (CROSS-LAMINATED TIMBER)

Modern construction using cross-laminated timber panels for walls, floors, and roofs, with some structural parts possibly made of concrete (prefabricated or monolithic). CLT provides high structural strength, great insulation, and design flexibility. Variants C1 and C2 share the same construction system but differ in internal arrangement – LAYOUT 1 or LAYOUT 2, both shown on the project page.

TECHNOLOGY (H VARIANTS)

All projects include options for mechanical, electrical, plumbing, HVAC, and solar systems, designed for different climate zones:

  • H1 – extreme cold climates down to -25 °C
  • H2 – colder climates down to -10 °C
